I hope your fall is off to a great start. I can't believe Halloween is approaching and Thanksgiving will be here before we know it. Fall is my favorite time of the year — boots and sweaters, apple-picking, pumpkin patches, maybe tackling a corn maze (one of these years I'll make it through without raising the white flag!) and yes... indulging in the best of the season's treats.

Fall is the perfect window for home maintenance — not too hot, not too cold. Here's what we tackle every year:
 
  • Service the furnace and replace filters before the cold sets in
  • Clean gutters and clear roof debris to prevent water or ice damage
  • Drain outdoor hoses, winterize sprinklers, and shut off exterior faucets
  • Trim trees and shrubs to reduce storm-related damage
  • Test smoke and CO detectors and refresh first-aid supplies
  • Seal air gaps around windows and doors to keep drafts out
  • Check exterior lighting for safety as days get shorter

A Fall Market Update

Fall is a season of change — the leaves, our wardrobes, and yes, the housing market. As we move toward winter, we typically see fewer homes for sale and fewer buyers in the mix, which can actually create opportunities for those still searching. Less competition often means more room to negotiate.

The average 30-year fixed rate has dipped to around 6.27% as of mid-October — slightly lower than recent weeks and a meaningful improvement. Builder sentiment has reached a six-month high as rates ease and new-home incentives attract buyers. In the Northwest Suburbs, the market remains active but more balanced — Prospect Heights, Wheeling, Elk Grove Village, and Mount Prospect have seen strong price growth, while Schaumburg and Arlington Heights continue to draw strong demand with stable values.
 

Looking Ahead

With the Fed expected to issue a modest rate cut to support the labor market, conditions heading into 2026 may open up further opportunities for both buyers and sellers who are well-prepared.
